The Fraser Valley Real Estate Board recently published the MLS® statistics for the real estate market, among others, for January 2017.

In this post, we’re going to take a close look at key numbers for the detached home market for January 2017 – including sales, new listings, active listings, as well as benchmark, median and average prices for detached homes for sale in .

We're also going to see what kind of shape the detached home market in was in for the month – whether it was a buyer's market, a balanced market, or a seller's market.

The impacts of 2016's tremendous real estate surge continue to be felt as we enter the New Year, and a new market. Notably, the distribution of sales across our residential property types leveled-off even further in January. As well, prices continue to adjust to match more typical demand, albeit slowly.

Highlights of FVREB MLS® Data on Detached Home Listings and Sales

Here's a high-level snapshot of listing and sales activity for detached homes in January 2017.

  • 70 Sales
  • 109 New Listings
  • 217 Active listings
  • $670,700 Benchmark Price
  • $619,250 Median Price
  • $644,067 Average Price

The sales-to-active-listings ratio netted out a market absorption rate of 32.26%, indicating that it was a Seller's Market for detached homes in in January 2017 (click on the link learn more about local housing market ratios on the BC Real Estate Association blog).

  • There were 70 detached home sales in in January 2017 – a decrease of -33.33% over January 2016 and an increase of 55.56% over December 2016
  • There were 109 new listings of detached homes in in January 2017 – a decrease of -26.85% over January 2016 and an increase of 211.43% over December 2016
  • The average price of a detached home in in January 2017 was $644,067 – an increase of 11.08% over January 2016 and a decrease of -3.97% over December 2016
