The Fraser Valley Real Estate Board recently published the MLS® statistics for the real estate market, among others, for October 2018.

In this post, we’re going to take a close look at key numbers for the townhouse market for October 2018 – including sales, new listings, active listings, as well as benchmark, median and average prices for townhouses for sale in .

We're also going to see what kind of shape the townhouse market in was in for the month – whether it was a buyer's market, a balanced market, or a seller's market.

While slight, this is the first time since May that sales here have been on the upswing. We’re beneath typical activity levels for this time of year but it’s good to see that buyers and sellers are still finding success this season.

And we're going to look at how the Abbotsford MLS® numbers for October 2018 compare with the numbers for October 2017 and for September 2018.

Highlights of FVREB MLS® Data on Townhouse Listings and Sales

Here's a high-level snapshot of listing and sales activity for townhouses in October 2018.

  • 43 Sales
  • 58 New Listings
  • 158 Active listings
  • $403,300 Benchmark Price
  • $463,700 Median Price
  • $450,858 Average Price

The sales-to-active-listings ratio netted out a market absorption rate of 27.22%, indicating that it was a Seller's Market for townhouses in in October 2018 (click on the link learn more about local housing market ratios on the BC Real Estate Association blog).

  • There were 43 townhouse sales in in October 2018 – a decrease of -30.65% over October 2017 and an increase of 38.71% over September 2018
  • There were 58 new listings of townhouses in in October 2018 – a decrease of -17.14% over October 2017 and a decrease of -28.40% over September 2018
  • The average price of a townhouse in in October 2018 was $450,858 – a decrease of -1.02% over October 2017 and an increase of 2.34% over September 2018
