The Fraser Valley Real Estate Board recently published the MLS® statistics for the real estate market, among others, for March 2017.

In this post, we’re going to take a close look at key numbers for the detached home market for March 2017 – including sales, new listings, active listings, as well as benchmark, median and average prices for detached homes for sale in .

We're also going to see what kind of shape the detached home market in was in for the month – whether it was a buyer's market, a balanced market, or a seller's market.

Inventory levels aren’t where we’d like them to be, especially with demand picking up as we move deeper into the spring season. However, that being said, it’s great to see more buyers turning to our burgeoning apartment and townhome markets and taking some of the pressure off of detached homes.

Highlights of FVREB MLS® Data on Detached Home Listings and Sales

Here's a high-level snapshot of listing and sales activity for detached homes in March 2017.

  • 140 Sales
  • 200 New Listings
  • 247 Active listings
  • $687,600 Benchmark Price
  • $672,500 Median Price
  • $706,242 Average Price

The sales-to-active-listings ratio netted out a market absorption rate of 56.68%, indicating that it was a Seller's Market for detached homes in in March 2017 (click on the link learn more about local housing market ratios on the BC Real Estate Association blog).

  • There were 140 detached home sales in in March 2017 – a decrease of -49.64% over March 2016 and an increase of 100.00% over February 2017
  • There were 200 new listings of detached homes in in March 2017 – a decrease of -41.52% over March 2016 and an increase of 104.08% over February 2017
  • The average price of a detached home in in March 2017 was $706,242 – an increase of 18.65% over March 2016 and an increase of 3.11% over February 2017
