The Fraser Valley Real Estate Board recently published the MLS® statistics for the real estate market, among others, for July 2018.

In this post, we’re going to take a close look at key numbers for the detached home market for July 2018 – including sales, new listings, active listings, as well as benchmark, median and average prices for detached homes for sale in .

We're also going to see what kind of shape the detached home market in was in for the month – whether it was a buyer's market, a balanced market, or a seller's market.

Despite a much healthier level of inventory, demand continues to be influenced by pricing and market barriers such as the mortgage stress test and rising interest rates. On top of that, summer is busy for people and usually a slow season for real estate.

Highlights of FVREB MLS® Data on Detached Home Listings and Sales

Here's a high-level snapshot of listing and sales activity for detached homes in July 2018.

  • 66 Sales
  • 186 New Listings
  • 417 Active listings
  • $841,300 Benchmark Price
  • $809,000 Median Price
  • $851,776 Average Price

The sales-to-active-listings ratio netted out a market absorption rate of 15.83%, indicating that it was a Balanced Market for detached homes in in July 2018 (click on the link learn more about local housing market ratios on the BC Real Estate Association blog).

  • There were 66 detached home sales in in July 2018 – a decrease of -55.10% over July 2017 and a decrease of -31.96% over June 2018
  • There were 186 new listings of detached homes in in July 2018 – a decrease of -24.39% over July 2017 and a decrease of -4.12% over June 2018
  • The average price of a detached home in in July 2018 was $851,776 – an increase of 10.62% over July 2017 and an increase of 2.94% over June 2018
