The Fraser Valley Real Estate Board recently published the MLS® statistics for the real estate market, among others, for November 2016.

In this post, we’re going to take a close look at key numbers for the condominium market for November 2016 – including sales, new listings, active listings, as well as benchmark, median and average prices for condominiums for sale in .

We're also going to see what kind of shape the condominium market in was in for the month – whether it was a buyer's market, a balanced market, or a seller's market.

Through the past four months, we’ve seen a slow but steady return to a more normal market for sales and listing activity. Because of that, the pressure that was previously placed on buyers has been thankfully alleviated, and transactions can be made without the need for hasty decisions dictated by intense competition.

And we're going to look at how the Abbotsford MLS® numbers for November 2016 compare with the numbers for November 2015 and for October 2016.

Highlights of FVREB MLS® Data on Condominium Listings and Sales

Here's a high-level snapshot of listing and sales activity for condominiums in November 2016.

  • 76 Sales
  • 81 New Listings
  • 127 Active listings
  • $209,100 Benchmark Price
  • $190,000 Median Price
  • $198,119 Average Price

The sales-to-active-listings ratio netted out a market absorption rate of 59.84%, indicating that it was a Seller's Market for condominiums in in November 2016 (click on the link learn more about local housing market ratios on the BC Real Estate Association blog).

  • There were 76 condominium sales in in November 2016 – an increase of 72.73% over November 2015 and a decrease of -10.59% over October 2016
  • There were 81 new listings of condominiums in in November 2016 – an increase of 22.73% over November 2015 and an increase of 12.50% over October 2016
  • The average price of a condominium in in November 2016 was $198,119 – an increase of 30.46% over November 2015 and a decrease of -9.15% over October 2016
