The impacts of 2016's tremendous real estate surge continue to be felt as we enter the New Year, and a new market. Notably, the distribution of sales across our residential property types leveled-off even further in January. As well, prices continue to adjust to match more typical demand, albeit slowly.

Here's a high-level snapshot of listing and sales activity for condominiums in January 2017.

The sales-to-active-listings ratio netted out a market absorption rate of 38.18%, indicating that it was a Seller's Market for condominiums in in January 2017 (click on the link learn more about local housing market ratios on the BC Real Estate Association blog).

- The average price of a condominium in in January 2017 was $197,144 – an increase of 19.96% over January 2016 and a decrease of -0.82% over December 2016
