The Fraser Valley Real Estate Board recently published the MLS® statistics for the real estate market, among others, for February 2017.

In this post, we’re going to take a close look at key numbers for the condominium market for February 2017 – including sales, new listings, active listings, as well as benchmark, median and average prices for condominiums for sale in .

We're also going to see what kind of shape the condominium market in was in for the month – whether it was a buyer's market, a balanced market, or a seller's market.

Last year at this time, the incredible demand created a market that was difficult for consumers. Now, we have sales moving upward from the winter months at a typical, healthy pace and a growing inventory to support it.

Highlights of FVREB MLS® Data on Condominium Listings and Sales

Here's a high-level snapshot of listing and sales activity for condominiums in February 2017.

  • 80 Sales
  • 92 New Listings
  • 108 Active listings
  • $222,600 Benchmark Price
  • $209,750 Median Price
  • $222,852 Average Price

The sales-to-active-listings ratio netted out a market absorption rate of 74.07%, indicating that it was a Seller's Market for condominiums in in February 2017 (click on the link learn more about local housing market ratios on the BC Real Estate Association blog).

  • There were 80 condominium sales in in February 2017 – an increase of 37.93% over February 2016 and an increase of 90.48% over January 2017
  • There were 92 new listings of condominiums in in February 2017 – an increase of 8.24% over February 2016 and an increase of 24.32% over January 2017
  • The average price of a condominium in in February 2017 was $222,852 – an increase of 39.76% over February 2016 and an increase of 13.04% over January 2017
