The Fraser Valley Real Estate Board recently published the MLS® statistics for the real estate market, among others, for March 2016.

In this post, we’re going to take a close look at key numbers for the condominium market for March 2016 – including sales, new listings, active listings, as well as benchmark, median and average prices for condominiums for sale in .

We're also going to see what kind of shape the condominium market in was in for the month – whether it was a buyer's market, a balanced market, or a seller's market.

This market is uncharted territory for Fraser Valley real estate. It’s typical for spring to see a jump in activity; however, March came and went at a break-neck, record-setting pace. I’ve never seen anything like it.

And we're going to look at how the Abbotsford MLS® numbers for March 2016 compare with the numbers for March 2015 and for February 2016.

Highlights of FVREB MLS® Data on Condominium Listings and Sales

Here's a high-level snapshot of listing and sales activity for condominiums in March 2016.

  • 85 Sales
  • 75 New Listings
  • 146 Active listings
  • $164,000 Benchmark Price
  • $169,000 Median Price
  • $175,924 Average Price

The sales-to-active-listings ratio netted out a market absorption rate of 58.22%, indicating that it was a Seller's Market for condominiums in in March 2016 (click on the link learn more about local housing market ratios on the BC Real Estate Association blog).

Condominium Market Changes

Following are some of the highlights for condominiums for sale in in March 2016:

  • There were 85 condominium sales in in March 2016 – an increase of 66.67% over March 2015 and an increase of 46.55% over February 2016
  • There were 75 new listings of condominiums in in March 2016 – a decrease of -27.88% over March 2015 and a decrease of -11.76% over February 2016
  • The average price of a condominium in in March 2016 was $175,924 – an increase of 11.49% over March 2015 and an increase of 10.33% over February 2016
