The Fraser Valley Real Estate Board recently published the MLS® statistics for the real estate market, among others, for October 2017.

In this post, we’re going to take a close look at key numbers for the townhouse market for October 2017 – including sales, new listings, active listings, as well as benchmark, median and average prices for townhouses for sale in .

We're also going to see what kind of shape the townhouse market in was in for the month – whether it was a buyer's market, a balanced market, or a seller's market.

The divide between our attached and detached markets continues to widen. Apartment activity was notably strong in October with a sales-to-actives ratio of 105 percent, meaning that apartments are selling as fast as we can list them.

And we're going to look at how the Abbotsford MLS® numbers for October 2017 compare with the numbers for October 2016 and for September 2017.

Here's a high-level snapshot of listing and sales activity for townhouses in October 2017.

  • 79 Active listings
  • $345,500 Benchmark Price
  • $455,950 Median Price
  • $455,525 Average Price

The sales-to-active-listings ratio netted out a market absorption rate of 78.48%, indicating that it was a Seller's Market for townhouses in in October 2017 (click on the link learn more about local housing market ratios on the BC Real Estate Association blog).

  • The average price of a townhouse in in October 2017 was $455,525 – an increase of 26.89% over October 2016 and an increase of 12.02% over September 2017
