The Fraser Valley Real Estate Board recently published the MLS® statistics for the real estate market, among others, for June 2018.

In this post, we’re going to take a close look at key numbers for the condominium market for June 2018 – including sales, new listings, active listings, as well as benchmark, median and average prices for condominiums for sale in .

We're also going to see what kind of shape the condominium market in was in for the month – whether it was a buyer's market, a balanced market, or a seller's market.

Demand is shifting back towards typical levels for our region, and market activity is reflecting that. This has given our inventory a much-needed chance to recover and move the Valley towards a more balanced real estate landscape.

And we're going to look at how the Abbotsford MLS® numbers for June 2018 compare with the numbers for June 2017 and for May 2018.

Highlights of FVREB MLS® Data on Condominium Listings and Sales

Here's a high-level snapshot of listing and sales activity for condominiums in June 2018.

  • 79 Sales
  • 152 New Listings
  • 252 Active listings
  • $356,800 Benchmark Price
  • $319,700 Median Price
  • $330,222 Average Price

The sales-to-active-listings ratio netted out a market absorption rate of 31.35%, indicating that it was a Seller's Market for condominiums in in June 2018 (click on the link learn more about local housing market ratios on the BC Real Estate Association blog).

Condominium Market Changes

Following are some of the highlights for condominiums for sale in in June 2018:

  • There were 79 condominium sales in in June 2018 – a decrease of -46.98% over June 2017 and a decrease of -23.30% over May 2018
  • There were 152 new listings of condominiums in in June 2018 – an increase of 20.63% over June 2017 and a decrease of -24.38% over May 2018
  • The average price of a condominium in in June 2018 was $330,222 – an increase of 34.27% over June 2017 and a decrease of -0.39% over May 2018
