The Fraser Valley Real Estate Board recently published the MLS® statistics for the real estate market, among others, for June 2016.

In this post, we’re going to take a close look at key numbers for the condominium market for June 2016 – including sales, new listings, active listings, as well as benchmark, median and average prices for condominiums for sale in .

We're also going to see what kind of shape the condominium market in was in for the month – whether it was a buyer's market, a balanced market, or a seller's market.

Demand for Fraser Valley homes grips the market, tightly. Still, we are seeing a slight leveling-off that while not drastic, is giving both buyers and sellers a bit more room to maneuver.

And we're going to look at how the Abbotsford MLS® numbers for June 2016 compare with the numbers for June 2015 and for May 2016.

Highlights of FVREB MLS® Data on Condominium Listings and Sales

Here's a high-level snapshot of listing and sales activity for condominiums in June 2016.

  • 98 Sales
  • 137 New Listings
  • 154 Active listings
  • $178,200 Benchmark Price
  • $174,750 Median Price
  • $177,766 Average Price

The sales-to-active-listings ratio netted out a market absorption rate of 63.64%, indicating that it was a Seller's Market for condominiums in in June 2016 (click on the link learn more about local housing market ratios on the BC Real Estate Association blog).

  • There were 98 condominium sales in in June 2016 – an increase of 50.77% over June 2015 and an increase of 7.69% over May 2016
  • There were 137 new listings of condominiums in in June 2016 – an increase of 65.06% over June 2015 and an increase of 57.47% over May 2016
  • The average price of a condominium in in June 2016 was $177,766 – an increase of 23.96% over June 2015 and an increase of 1.13% over May 2016
