The Fraser Valley Real Estate Board recently published the MLS® statistics for the real estate market, among others, for January 2018.

In this post, we’re going to take a close look at key numbers for the condominium market for January 2018 – including sales, new listings, active listings, as well as benchmark, median and average prices for condominiums for sale in .

We're also going to see what kind of shape the condominium market in was in for the month – whether it was a buyer's market, a balanced market, or a seller's market.

This will be the third consecutive year of heightened market activity for our region, and we’re starting 2018 exactly where we left off – gradually rising prices, tight inventory, and the dominance of attached home sales.

And we're going to look at how the Abbotsford MLS® numbers for January 2018 compare with the numbers for January 2017 and for December 2017 .

Highlights of FVREB MLS® Data on Condominium Listings and Sales

Here's a high-level snapshot of listing and sales activity for condominiums in January 2018.

  • 48 Sales
  • 74 New Listings
  • 60 Active listings
  • $300,100 Benchmark Price
  • $287,500 Median Price
  • $291,318 Average Price

The sales-to-active-listings ratio netted out a market absorption rate of 80.00%, indicating that it was a Seller's Market for condominiums in in January 2018 (click on the link learn more about local housing market ratios on the BC Real Estate Association blog).

  • There were 74 new listings of condominiums in in January 2018 – a change of 0.00% over January 2017 and an increase of 100.00% over December 2017
  • The average price of a condominium in in January 2018 was $291,318 – an increase of 47.77% over January 2017 and an increase of 1.55% over December 2017
