The Fraser Valley Real Estate Board recently published the MLS® statistics for the real estate market, among others, for February 2016.

In this post, we’re going to take a close look at key numbers for the condominium market for February 2016 – including sales, new listings, active listings, as well as benchmark, median and average prices for condominiums for sale in .

We're also going to see what kind of shape the condominium market in was in for the month – whether it was a buyer's market, a balanced market, or a seller's market.

And we're going to look at how the Abbotsford MLS® numbers for February 2016 compare with the numbers for February 2015 and for January 2016.

Highlights of FVREB MLS® Data on Condominium Listings and Sales

Here's a high-level snapshot of listing and sales activity for condominiums in February 2016.

  • 58 Sales
  • 85 New Listings
  • 172 Active listings
  • $157,300 Benchmark Price
  • $151,500 Median Price
  • $159,459 Average Price

The sales-to-active-listings ratio netted out a market absorption rate of 33.72%, indicating that it was a Seller's Market for condominiums in in February 2016 (click on the link learn more about local housing market ratios on the BC Real Estate Association blog).

  • There were 58 condominium sales in in February 2016 – an increase of 132.00% over February 2015 and an increase of 70.59% over January 2016
  • There were 85 new listings of condominiums in in February 2016 – an increase of 13.33% over February 2015 and an increase of 23.19% over January 2016
  • The average price of a condominium in in February 2016 was $159,459 – an increase of 0.70% over February 2015 and a decrease of -2.97% over January 2016
