The Fraser Valley Real Estate Board recently published the MLS® statistics for the real estate market, among others, for August 2015.

In this post, we’re going to take a close look at key numbers for the condominium market for August 2015 – including sales, new listings, active listings, as well as benchmark, median and average prices for condominiums for sale in .

We're also going to see what kind of shape the condominium market in was in for the month – whether it was a buyer's market, a balanced market, or a seller's market.

Highlights of FVREB MLS® Data on Condominium Listings and Sales

Here's a high-level snapshot of listing and sales activity for condominiums in August 2015.

  • 32 Sales
  • 59 New Listings
  • 232 Active listings
  • $150,000 Benchmark Price
  • $171,000 Median Price
  • $176,020 Average Price

The sales-to-active-listings ratio netted out a market absorption rate of 13.79%, indicating that it was a Balanced Market for condominiums in in August 2015 (click on the link learn more about local housing market ratios on the BC Real Estate Association blog).

  • There were 32 condominium sales in in August 2015 – a decrease of -3.03% over August 2014 and a decrease of -27.27% over July 2015
  • There were 59 new listings of condominiums in in August 2015 – an increase of 11.32% over August 2014 and a decrease of -10.61% over July 2015
  • The average price of a condominium in in August 2015 was $176,020 – an increase of 11.31% over August 2014 and an increase of 5.18% over July 2015
