The Fraser Valley Real Estate Board recently published the MLS® statistics for the real estate market, among others, for September 2018.

In this post, we’re going to take a close look at key numbers for the detached home market for September 2018 – including sales, new listings, active listings, as well as benchmark, median and average prices for detached homes for sale in .

We're also going to see what kind of shape the detached home market in was in for the month – whether it was a buyer's market, a balanced market, or a seller's market.

Buyers remain reluctant as the market continues to adjust. We’re seeing good things happening in terms of inventory, but it only opens the door so much while prices are moving at a much slower rate.

Here's a high-level snapshot of listing and sales activity for detached homes in September 2018.

  • $810,800 Benchmark Price
  • $730,000 Median Price
  • $804,894 Average Price

The sales-to-active-listings ratio netted out a market absorption rate of 13.77%, indicating that it was a Balanced Market for detached homes in in September 2018 (click on the link learn more about local housing market ratios on the BC Real Estate Association blog).

  • The average price of a detached home in in September 2018 was $804,894 – an increase of 6.59% over September 2017 and an increase of 0.40% over August 2018
