The Fraser Valley Real Estate Board recently published the MLS® statistics for the real estate market, among others, for June 2018.

In this post, we’re going to take a close look at key numbers for the detached home market for June 2018 – including sales, new listings, active listings, as well as benchmark, median and average prices for detached homes for sale in .

We're also going to see what kind of shape the detached home market in was in for the month – whether it was a buyer's market, a balanced market, or a seller's market.

Demand is shifting back towards typical levels for our region, and market activity is reflecting that. This has given our inventory a much-needed chance to recover and move the Valley towards a more balanced real estate landscape.

Highlights of FVREB MLS® Data on Detached Home Listings and Sales

Here's a high-level snapshot of listing and sales activity for detached homes in June 2018.

  • 97 Sales
  • 194 New Listings
  • 386 Active listings
  • $840,700 Benchmark Price
  • $784,500 Median Price
  • $827,477 Average Price

The sales-to-active-listings ratio netted out a market absorption rate of 25.13%, indicating that it was a Seller's Market for detached homes in in June 2018 (click on the link learn more about local housing market ratios on the BC Real Estate Association blog).

  • There were 194 new listings of detached homes in in June 2018 – a decrease of -30.96% over June 2017 and a decrease of -22.09% over May 2018
  • The average price of a detached home in in June 2018 was $827,477 – an increase of 7.63% over June 2017 and a decrease of -2.08% over May 2018
