The Fraser Valley Real Estate Board recently published the MLS® statistics for the real estate market, among others, for September 2017.

In this post, we’re going to take a close look at key numbers for the condominium market for September 2017 – including sales, new listings, active listings, as well as benchmark, median and average prices for condominiums for sale in .

We're also going to see what kind of shape the condominium market in was in for the month – whether it was a buyer's market, a balanced market, or a seller's market.

Often we see summer demand continue as far as October, so it’s not unusual to have another strong month before the seasonal cool down. What’s unusual this year is that attached inventory sales are still driving the market despite the increased competition we’re seeing there.

And we're going to look at how the Abbotsford MLS® numbers for September 2017 compare with the numbers for September 2016 and for August 2017.

Highlights of FVREB MLS® Data on Condominium Listings and Sales

Here's a high-level snapshot of listing and sales activity for condominiums in September 2017.

  • 89 Sales
  • 103 New Listings
  • 116 Active listings
  • $265,700 Benchmark Price
  • $240,000 Median Price
  • $248,635 Average Price

The sales-to-active-listings ratio netted out a market absorption rate of 76.72%, indicating that it was a Seller's Market for condominiums in in September 2017 (click on the link learn more about local housing market ratios on the BC Real Estate Association blog).

Condominium Market Changes

  • There were 89 condominium sales in in September 2017 – an increase of 48.33% over September 2016 and a decrease of -19.09% over August 2017
  • There were 103 new listings of condominiums in in September 2017 – a decrease of -3.74% over September 2016 and a decrease of -10.43% over August 2017
  • The average price of a condominium in in September 2017 was $248,635 – an increase of 24.97% over September 2016 and an increase of 1.45% over August 2017
